The case for the townhouse
Townhouses hold the lowest price per square foot in the community and the lowest entry point at AED 1,890,000 for the three bedroom. They are also the easier unit to let, because the tenant pool for a 2,200 to 2,600 sq ft family home near two universities is deeper than the pool for a 3,700 sq ft villa. If the purchase is primarily an investment, that matters more than the shared wall does.
A note on the four bedroom villa
At AED 902 per sq ft it is the cheapest standalone home in the community by that measure, and the six bedroom at AED 1,004 is the most expensive. If you want a villa rather than a townhouse and are not specifically buying the park frontage, the four bedroom is where the value sits.
