The Azizi Florence 30/70 payment plan, explained

Azizi Florence is sold on a construction-linked 30/70 plan. Thirty per cent of the price is spread over five instalments while the community is built, and the remaining seventy per cent falls due on completion. That last number is the one worth sitting with, because it shapes how you should think about the whole purchase.

In cash terms, a three bedroom townhouse at AED 1,890,000 needs AED 189,000 to reserve and AED 94,500 at each of the four milestones. By the middle of 2028 you will have paid AED 567,000. The balance of AED 1,323,000 is due at handover.

What the 70% actually means

A 30/70 plan is not a post-handover plan. There is no instalment schedule running after you get the keys. On 31 July 2029 you need seventy per cent of the purchase price available, either in cash or through a mortgage arranged before completion. Buyers who plan to mortgage should talk to a bank well ahead of that date rather than in the final quarter, because valuation and approval on a newly completed unit takes time.

Paying early costs less

Azizi discounts the price for bringing money forward. Pay 34% of the price and 1% comes off. Pay 54% and 2% comes off. Pay 104%, which is the full amount plus fees in advance, and the discount is 4%. There is a separate discount for buying more than one unit in a single transaction: 1% for two, 2% for six, 3% for ten or more.

On a four bedroom villa at AED 3,350,000, a 2% upfront discount is AED 67,000. Whether that beats leaving the money where it is depends entirely on what else you would do with it, which is a question for your own adviser rather than for us.

What is not in the price

The instalment schedule covers the purchase price only. Land department registration fees, administration fees and any service charges after handover sit on top. Ask for the full cost sheet before you reserve, not after.
