Commuting from Um Fanain: the drive times that matter

Um Fanain is not a name most people outside Sharjah know yet. It sits on the Sheikh Mohammed Bin Zayed Road, E311, near the Sharjah and Ajman boundary, with Sharjah Sustainable City next door and the golf and shooting club a few minutes away.

Treat these as off-peak figures, because that is what they are. The useful thing about being on E311 rather than on the coast road is that the route into Dubai avoids the Sharjah city centre bottleneck entirely, which is where most of the emirate's commuting reputation comes from.
The university factor
Two large universities within ten minutes changes who lives here. It supports year-round rental demand from staff and postgraduate families, which is the practical case for buying here as an investment rather than only as a home.
Everything inside the gates
The community is designed so that most weekday errands never reach the highway. A 700,000 sq ft mall, an international school, a hospital, two mosques and twelve clubhouses sit inside the master plan, along with an 11.5 km loop for running and cycling.
