Does buying at Azizi Florence get you a Golden Visa?

The property route to the UAE Golden Visa starts at AED 2 million of property value. That threshold survived the 2026 rule changes, and off-plan purchases can count toward it rather than only completed homes. The rules are administered by the Federal Authority for Identity, Citizenship, Customs and Port Security, not by developers or agents.

The three bedroom townhouse is the only published layout that starts below the line, and it is close enough that a specific unit with a premium plot may sit above it. The value that counts is the value of the property you actually register, so ask for that figure in writing rather than reasoning from the starting price.

Almost everything written about the property Golden Visa route assumes a Dubai purchase registered with the Dubai Land Department. Azizi Florence is in Sharjah and registers with the Sharjah Real Estate Registration Department, and non-GCC buyers there typically hold a long-term usufruct rather than freehold title. Confirm with the federal authority, or with an immigration adviser, that the specific title you are being granted qualifies before you treat the visa as part of the deal.

What else changed in 2026
- The old requirement to have paid AED 1 million upfront was removed, so mortgaged purchases can qualify with a no-objection certificate from the lender.
- Multiple properties can be combined to reach the AED 2 million total.
